The open plan living area of this luxury self-catering beach house provides a stylish space for complete relaxation; throw open the sliding doors and let the sea air work its magic.
Clean lines and thoughtful spaces allow for total relaxation as each room flows effortlessly into the next with big windows opening it up to those tranquil water views.
Lots of wood and charcoal tones also means this non-traditional beach abode fits perfectly into its surroundings; across the road from the beach in Dunsborough with views over Toby Inlet at the back. It's unique name, 82 Degrees comes from the most prominent angle in the house.
The home has enough space for multiple families or couples and is designed to maximise occupancy, while keeping its living spaces uncluttered.
There are two separate and fully equipped wings, integrated bunk beds and enough sleeping space for up to 10 people.
Truly at one with its location, almost all the trees on the property can be seen in full view from the house - framing the water views to create that ultimate ‘holiday’ feeling.
With large groups of people you’ll need to cook up a storm, so to make that a breeze, there’s a fantastic indoor/outdoor kitchen space which allows everyone to stay part of the action even when there’s work to be done.
Add to that, clever fixed seating areas outside under cover, allow you to make the most of the great outdoors, you could even watch a game of table tennis in action under the Peppermint trees from this spot.
Holiday homes don’t come more relaxed than this one and the only problem you’ll have here, is never wanting to leave.

This place was perfect. We were 3 couples plus a baby and we all loved it! Well designed house - everyone had their own space and the booking service was a breeze.

82 Degrees was a fantastic house with just a short walk to the beach. Toby’s inlet is a beautiful stream to kayak on. The beach is idyllic with wonderful clear water - one day we even saw a Manta Ray. The house itself had all the latest fittings, it was sparkling clean and Private Properties were easy to work with. We stayed during the week Covid-19 started getting serious in Australia - certainly hope things get better so we can get back there soon.
