Margaret River Region Open Studios 2025: Where Art Meets Escape

The beautifully curated holiday homes you need to book for this year’s Margaret River Region Open Studios.

Luxury travel and fine art share an unspoken connection. Both stir the senses and invite us to see the world through a more inspired lens. In the Margaret River Region, that connection feels particularly alive, especially during Margaret River Region Open Studios (MRROS).

Private Properties have been supporting MRROS for the past 11 years, and in 2025, are proud to be back as the event’s Presentation Partner. We believe that art has the incredible ability to evoke emotion, to move, and to inspire. Art invites us to pause, to look more closely, and to see beauty in the every day. And what better way to experience art, than through the eyes, and by extension, studios, of more than 150 artists, this September 13-28.

Artful Short Stays

Like great art, a great escape is about more than what you see – it’s about how it makes you feel. For over 30 years, we’ve connected guests with extraordinary holiday homes that are as much a feeling, an experience, as a destination. Just as an artist carefully selects each brushstroke, we select homes that tell a story; spaces that ignite the senses, inspire creativity, and invite guests to slow down and savour every detail.

Art, for us, isn’t confined to just canvas or sculpture. It can be the curve of a hand-crafted timber staircase, the texture of limestone walls, or the curated placement of a beloved painting above the fireplace.

Many of the homes in our collection are what we like to consider living galleries. Beyond your stock-standard “accommodation”, these short stays showcase how art and design work in harmony to create a sense of wonder.

Let’s take a peek and some of our favourites:

Injidup Bay House, Injidup

A sculpture itself, Injidup Bay House emulates the waves and landscape of Injidup Bay below. A beautiful combination of aged jarrah beams, hand-crafted granite stonework and blackbutt floors lay the foundation for unique spaces that’ll stay etched in your memory – think a grand entrance featuring a giant, arch front door, a hidden poker room, a curved hallway and, your very own upstairs art studio (complete with sweeping bay views).

Songbird, Yallingup

Pops of vibrant colour greet you at Songbird, a modern-chic retreat that’s tucked at the bottom of a Yallingup valley. Inspiration here is aplenty: native bush and trees surround the property, birdsong wakes you from your dreams, and art, by local artists including photographer Jody D’Arcy, feature in nearly every room.

Summer of 81, Dunsborough

Design aficionados will love this beachfront abode, set along an idyllic stretch of Geographe Bay. Instantly nostalgic, yet playfully current, Summer of 81 features original 1980s brickwork that’s been thoughtfully paired with designer furniture, original artworks by the owners’ friends, and homewares that reflect a modern and retro aesthetic.

The Stokehole, Bunker Bay

Luxury living meets artful escape at The Stokehole, a four-bedroom, four-bathroom beach house that truly embodies the term “living gallery”. From the moment you open the front door, to when you turn on the theatre’s mood lights, this home will surprise, inspire and delight. Thought-provoking artworks stand out yet effortlessly meld with the abode’s interiors, while sculpture-like furnishings (the handwoven wool modular and matching rug needs to be seen to be believed) will leave you wondering if the owners are friends with Yayoi Kusama.

Ginahgulla Olive Estate, Margaret River

Inside and out, the exhibition on show at Ginahgulla Olive Estate is a sellout. The owners’ fondness for all things art shines through every corner of this farmhouse-style holiday home; its bright orange front door the first but not the last of the marvellous display of colour you’ll meet along the way. Hand-picked antiques and vibrant, wall-sized art pieces tell stories new and old, while an incredibly idyllic setting – an olive grove – sets the scene for the perfect art-filled sojourn.
